Selling your route

I've been in that situation, somewhat. I "bought" a tuner's Client List, when he decided to move out of the area. I paid a fixed fee for each "active" client on his data base. Big mistake. He had "dummied up" the data base to make it look like there were more "active" clients than there really were. (I discovered this when I reviewed the "record" against the "client" records. I'm still pissed and that was over 10 years ago!
I've also, "taken over" a tuner's area, where the tuner had passed away. I've done this by my good service, etc. and did not buy his client file, (3x5 card type thingee). I've done well in that area, as I live closer than any other technician...AND I have the prominent Teacher as my advocate.
If you buy a tuner's Shop as well as his client list, then you have some tangibles. I've known techs that have purchased another tuner's business, PLUS, his shop, Plus his house. They have done well in that instance. 
If you are purchasing a shop, make sure you do a THOROUGH inventory!! Take the time to price everything out. Offer no more than 50 cents on the dollar for that sort of thing.
I've bought out other shops. On some I did fairly well, while others I took a bath!
Caution is the key word there.<G> For what it's worth.<G>
Finally, I'd check out the area...how many techs per capita?  (years ago, a survey was taken and it was determined that it took a population of 20,000 to support one full time technician! I suspect that number is much higher today.) How is the area in regards to the financial growth, etc.? Is it an area that you really want to live in? How strong is the Musical Community? yada.
