hey paul I imagine it's possible that these cracks have always been there and open and close every year, and you just didn't see them because they weren't open yet a couple weeks ago. makes perfect sense. i might explain that to the buyer since i will be telling her about the cracks. i'm thinking it's going to be less of a sticking point than i originally imagined.
