Mary,
    Sounds like you have a perfect place to install "half systems" - humidistat with 
dehumidifier rods only. I've done some of that here with considerable success. 
Takes much of the edge off the summer bulge. But in winter we get down into 
the teens, so I still spend a lot of time cranking pitch around. Just not as drastic 
at the beginning of fall semester (which is a real blessing. 30 to 60 cent pitch 
lowering is hard on the personal infrastructure).
    With 80/40 as your parameters, I would think a half system would leave you 
time to get around to all that key bushing and whatnot. No need to keep watered 
and replace pads, either.
