mason&hamlin appraisal!

hello all,
            Next week I will be appraising a 1900th mason & hamlin
grand,believe to be 8 ft.I have not seen the piano yet,but would like to
know, if all is well with the piano what would be a fair way to appraise
such an instrument.I kind of have an idea as to its value but would like
a little more input on appraising.My belief is to be worth between
12,000_15,000 needing regulation,restringing,and so forth.If needing
complete rebuilding i would say between 7,000-10,000, if needing nothing
and cabinet in excellent ,which i doubt, I would say around $30,000-
can any one tell me if im in the ballpark?
