<HTML>Terry, Ditto to all Wim said,not only are you looking at replacement of felt and bushings, but regulation,key leveling,and on and on.I learned the hard way,thinking I could replace enough to get by(wrong).I have had customers put pellets in the bottom of piano for mice control,which sounds like a big part of the problem.Good luck.
