Well, Avery, my suspicion is that these pianos probably have not been
well maintained, so $40 would be a losing proposition.  I'd say a minimum
of $50 the first time, and require that two tunings a year be done, plus
costs for any repairs- and I'd guess there would be lots of
that................

As you said, they should have a full-time technician!
