Hi Gordon, I can't see how anyone could give you an accurate answer. Different areas, of the country, would give different results. The difference would be in the $100's if not $1000's. You would have to look at your local market. I seem to remember you saying it was a depressed area, so I wouldn't rebuild it on spec. John M.
