Personally, the simpler the better on this kind of thing. I make sure

the piano is structurally ok
check case appearance
the soundboard looks fine
check for crown
the plate isnt busted
inspect pinblock and bridges
general condition of the action.

more specifics then this gets me into pricing a repair job.
